BM Solutions product transfer: what to do when your buy-to-let deal ends
When a BM Solutions buy-to-let deal ends, your mortgage moves onto the lender's standard variable rate unless you arrange something new. BM Solutions doesn't deal with landlords directly, so a product transfer to a new BM Solutions deal has to be arranged by a mortgage broker. You can usually do this up to four months before your current deal ends, or compare it with remortgaging to another lender.

Who are BM Solutions?
BM Solutions is the name Birmingham Midshires uses for its buy-to-let lending through brokers. Birmingham Midshires is a division of Bank of Scotland plc, part of Lloyds Banking Group. A Birmingham Midshires product transfer is the same thing.
Its mortgages, product transfers and further advances are only available through brokers, and Birmingham Midshires tells existing customers to speak to one to change their rate or borrow more.
What happens when your BM Solutions deal ends?
When a fixed or tracker deal ends, your mortgage reverts to the BM Solutions variable rate, which Birmingham Midshires calls the BM Standard Variable Rate. Its website says this rate fell from 8.34% to 8.09% from 1 February 2026, after Bank Rate was cut to 3.75% in December 2025. Bank Rate was held at 3.75% again on 17 September 2026.
The BM Solutions standard variable rate (SVR) isn't linked directly to Bank Rate. The lender sets it and can change it, and it doesn't have to move at the same time or by the same amount as Bank Rate.

How much could staying on the variable rate cost?
Most buy-to-let mortgages are interest-only, so the monthly payment moves in step with the rate. Here's a simple example using made-up rates, not BM Solutions rates.

BM Solutions product transfer or remortgage to another lender?
A product transfer keeps your mortgage with BM Solutions on a new rate. A remortgage moves it to another lender. Neither is automatically better.

A product transfer can be the only realistic option if rents haven't kept pace with rates, because a new lender would stress test your rent at today's rates. Learn more about rate switches and remortgaging.
When can you switch, and are there early repayment charges?
BM Solutions' broker criteria set out the timings:
- Apply up to four months ahead. An application can't go in more than four months before your early repayment charge (ERC) period ends.
- Start early without an ERC. In the last three months of your deal, the new product can start on the 1st of a month and any ERC is waived.
- Or forward date it. You can lock in a new product and have it start once your current deal ends.
- Watch overpayments. ERCs still apply to overpayments above the 10% yearly allowance, even inside that four-month window.
Only the products showing on the day your broker applies are available, and they can be withdrawn at any time, so starting early helps.
Further advances with BM Solutions
A further advance is extra borrowing from your existing lender, secured on the same property. BM Solutions buy-to-let further advances are assessed mainly on rent, not just on your income.

- £5,000, on the same scheme as your main loan
- Timing
- Not within six months of the original mortgage, or within 12 months of a previous further advance
- Rent
- The rent must pass BM Solutions' rental affordability test, with an in-date written periodic tenancy that complies with the Renters' Rights Act 2026
- Loan to value
- Standard products go to 75%, and up to 80% in some cases (EPC A to C, total borrowing up to £350,000)
- EPC
- Not available on F or G rated properties, except for buy-to-let repairs
- Arrears
- Must be cleared, then three months of full, on-time payments
You can combine a product transfer and a further advance in one application; if ERCs apply, only within the last four months of your deal. BM Solutions also looks at your wider debts.
Portfolio landlords and limited companies
Portfolio landlords
Four or more mortgaged buy-to-let properties
For new portfolio applications, BM Solutions caps you at 10 mortgaged buy-to-lets, needs a minimum income of £30,000 and looks at the whole portfolio: at most 75% loan to value overall and rent covering 145% of interest stressed at 5.5%. A broker can check your wider portfolio against other lenders too.
Limited companies
Mortgages held in a company name
BM Solutions says product transfers are available when a limited company product ends, but further advances aren't currently offered. If you need to raise money, remortgaging to another lender may be the route.
Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. A consumer buy-to-let mortgage, for example on a property you inherited or used to live in, can be regulated. BM Solutions says it no longer makes changes to existing regulated mortgages, including buy-to-lets let to a family member, so those borrowers would need to remortgage elsewhere or call the lender's Specialist Remortgage team.

Can I do a BM Solutions product transfer myself?
No. BM Solutions only accepts product transfer applications through a registered mortgage broker.
How early can I apply for a BM Solutions product transfer?
Up to four months before your current deal and any ERC end. In the last three months, you can start the new deal early without an ERC.
Do I need a new valuation?
Usually not for a product transfer. You can pay for a revaluation if you think your property is worth more, which might put you in a lower loan-to-value band.
Can I get a buy-to-let further advance from BM Solutions?
Yes, for personal-name buy-to-lets that meet its rules, from £5,000, subject to a rental affordability test. It isn't currently available on limited company mortgages.
