What it really costs
Arrangement fees, valuation fees, cashback and free legals can easily outweigh a lower rate. We compare the total cost across the whole deal period, not the number on the front.
What you need it to do
Overpayments, portability, early repayment charges, how long to fix for. The cheapest deal is the wrong one if it penalises you for moving in two years.
Who’ll actually lend to you
Self-employed, contract or shift income, a thin credit file, a flat above a shop. Criteria decide the answer far more often than rate does — and some lenders have schemes for police, NHS and forces staff.
